6. At what point in the process should I contact a contractor
As early as possible in the architectural
process. It can be very valuable to have our input and a dialog with the architect to help determine your options.

7. What type of contract do you commonly use?
We generally use one of the following contract types:

Negotiated contract - This type of contract focuses on the team approach, and can be best for all three parties. The architect, the owner and the contractor all work together to determine best methods and materials to achieve a superior outcome. This also allows the project to begin while finalizing the specifications.

Cost plus a fee - An estimate is made based on plans supplied by the owner and the architect. Adjustments are made, if necessary, as the project proceeds. The owner is invoiced based on the cost of materials, subcontractors and contractors, plus a predetermined fee.

Cost plus a fee with a cap - This type of contract is like 'Cost plus a fee' but requires complete drawings and specifications to determine the estimate, any changes are included as change orders. The cap is determined by adding a fixed percent to the estimated cost of the project.
